Guaranteed Rental Return
The developers firmly believe in the potential of Manor Park to generate significant revenue through the holiday rental market. This confidence translates into an opportunity for a purchaser in Stage 1 to receive guaranteed annual returns of 7% of the Apartment purchase price, for a period of 3 years.
How does it work?
- You purchase an Apartment for, say, Baht. 5,000,000.00 million.
- You enter the Apartment into Manor Park’s rental programme.
- Manor Park will pay you 7% of the basic Apartment purchase [excluding all extras and alterations] in monthly instalments on the 15 th of every following month for 3 years from the date of handover. In this example, Baht. 29,166.66 for each month that calculates at Baht. 1,050,000.00.
Commencement and termination
- The programme will commence upon handover of the completed Apartment.
- The programme will be terminated at the end of the 3 year period.*
Notes
- The Apartment MUST be included into rental programme offered at Manor Park.
- Participating owners will not receive any of the customer rental income generated for the duration of the guaranteed rental return programme.
- During participation in the Rental Scheme the Owner does not pay the monthly Maintenance fees.
*After the 3 year period the Owner could keep the Apartment in the Manor Park Rental Scheme and obtain 60% of the Total net Revenue, the Management retaining 40% to manage the resort or renew the 7% guaranteed return rental contract.
Owner’s Usage Entitlement
- Owners may use their Apartment for a total of 30 days in each calendar year, or a pro-rata amount. A maximum of 15 days may be used during the High Season and 15 days in the Low Season.
- For everyday the Owner uses the Apartment in the High Season – 2 days will be deducted from the entitlement.
- Owners may only use their Apartments for a maximum of 6 weekends in any Season [A weekend is defined as Friday night to Sunday night inclusive]
- Owners may use their Apartments in excess of 30 days upon two weeks notice, and subject to availability.
- Peak Periods are Black out dates and of the owners wish to stay in this periods, they will have to pay existing tour agent rates offered by Manor park.
Seasons
- High Season : 1 st November – 30 th April
- Low Season : 1 st May – 31 st October
- Peak Periods are within the High Season and cover:
- Christmas 20 th December – 15 th January inclusive
- Chinese New Year – the weekend before to the weekend after, inclusive
- Easter – the weekend before to the weekend after, inclusive
- Songkran [Thai New Year] - The long weekend, defined as Friday night to Monday night inclusive.
- The Manager reserves the right to add from time to time other dates, on a one off basis, to cover such things as major sporting events etc
Please note, the Manager will produce a Peak Period list annually.
