Q. What is Manor Park?
A. Manor Park is a condominium project, which is unique as it is built as a resort condominium, where 49% of the total project can be legally owned by foreign nationals. The balance of the 51% can be leased for 90 years with a renew-able lease agreement. Every time the lease agreement is sold or handed down to your kin, the lease will automatically be re-newed and will start from zero again giving the new buyer or your kin a fresh 90 year lease.
Q. Can I own freehold rights?
A. As a Foreign National you can own a 100% freehold on a condominium unit. However, this applies to only 49% of the total project. Therefore, since we have a total of 111 units at Manor Park, in stage 1, you have to be one of the buyers to purchase one of the first 50 condominium units sold to foreigners.
Q. How would I go about having my condominium unit designed and built?
A. The developers have designed 4 sizes of apartments reflecting the best aspects of tropical living. These designs are available to you at no extra cost. If you however wish to make a few changes, our contractors will provide quotations and construction services to fit out your apartments to the highest standard and most competitive prices. We do not permit designs by independent architects as we have site and design guidelines that are set out to ensure that the Manor Park is harmoniously developed. Within these guidelines, your neighbor's views and privacy are respected. However, please keep in mind that it will be difficult to change designs and refunds will not be possible. All changes will be at extra cost.
Q. What estate Management will be provided and what will it cost?
A. The Management will provide maintenance for communal areas and recreation facilities on the estate. This will include once a week house keeping, maintaining and cleaning the swimming pool, gardens, office and reception, streetlights, security guard service and garbage disposal among other things.
The cost will be calculated on a monthly fee covering all communal expenses. We estimate this to be around Baht. 25.00 per sq.mt. of the internal area of the unit and Baht. 10.00 per sq. mt of the external area of the unit ( balconies & terraces ).
There is also a one-time payment of Baht. 500.00 per sq. mt. of the total area of the unit which is put into a sinking fund and controlled by the appointed Juristic Person. This fee does not cover the upkeep of your house.
Q. Can I rent out my house?
A. Yes. Manor Park has been specifically designed as an investment property. Our Architects have sat at length with Tour Operators and Travel Agents the likes of Sun Tours from Finland, Kuoni and TUI from Europe, Billetkontoret and Top Tours from Denmark to name a few and have designed the apartments specifically for rentals. Since we own 9 resorts in Cha Am / Hua Hin and a travel company called Brittle Star Resorts, we encourage you to rent your house out. There is a considerable demand for rental houses in Cha Am / Hua Hin. This market demand has hardly been tapped and returns could be very attractive to owners.
R. Do we have beach access?
A. Yes. Manor Park has negotiated with 2 beach shack restaurants on Soi 83 to seat and entertain our residents. The beach shacks serve excellent European fast food and exquisite Thai cuisine all day long and both shacks stock all kinds of beverages ( both alcoholic and non-alcoholic ). The shacks will also arrange to have over a 100 sun beds and sun umbrellas exclusive to our clients.
S. How do we get to the beach and town center?
A. Manor Park has a complimentary bus service on the hour / every hour from 0900 hrs – 1800 hrs. to the beach daily and another complimentary bus service on the hour / every hour to the City Center with a stop over at the Market Village Shopping Mall from 1000 hrs – 2200 hrs.
T. Are there other facilities like laundry, convenience shops etc.?
A. Yes, at the main reception, we have 6 shops that will house laundry, car / motorcycle / bicycle rental, ATM machine, tour service, convenience store and gift shop.
U. Are there restaurants on site?
A. Yes, we have a restaurant that can seat 400 people in CLUB MANOR and in addition we also have a pool bar that serves fast / easy food in each of our 3 stages around the 3 swimming pools. V. Is there security on the project and is it safe and entertaining for children?
A. Manor Park is a gated condominium project with 24 hours security and roaming guards. We also have CCTV cameras and no guests are allowed with out getting a clearance from the main entrance reception. All rooms come with key card security systems and are controlled by the main reception. We can therefore monitor who enters and leaves the building and the premises.
We have a Children’s Air-Condition room with toys, books and baby sitting facilities at the main club house. In addition to this, we have a children’s pool and a large out-door children’s playground.
